How does an inspector tell if a deck is safe?
The ledger board, where the deck attaches to the house, is the most important and most commonly flawed connection. Nails alone or improper flashing can lead to water intrusion and, in the worst case, sudden collapse, so inspectors examine it closely.
Footings and posts must resist Minnesota frost. Footings that are too shallow can heave with seasonal frost, shifting the deck. Inspectors look at post bases, footing condition, and whether the structure is stable and properly supported.
Guards, railings, and stairs are safety essentials. The inspector checks railing height and firmness, baluster spacing, and stair construction, and notes rot, loose connections, and corroded fasteners. Many deck issues are repairable and important to fix before use.
