What is a drain tile system in a basement?
Exterior drain tile is installed at the footing during construction or major waterproofing, collecting water before it reaches the wall. Interior drain tile is added under the basement slab edge and routes seepage to the sump, a frequent retrofit in older homes.
The presence of an interior system tells you the home likely had water intrusion at some point that an owner addressed. That is not necessarily bad, it means the problem was managed, but it is context worth knowing about the basement's history.
An inspector evaluates whether the system appears functional, whether it drains to a working sump, and whether there are ongoing moisture signs. Understanding the drainage approach helps you assess how well the basement is protected against Minnesota's wet seasons.
