What is polybutylene plumbing and why is it a problem?
Polybutylene was popular because it was inexpensive and easy to install, but reactions with chlorine and other factors in water supplies can degrade it internally. The failures are unpredictable, which is what makes the pipe a liability rather than a guaranteed immediate problem.
Inspectors look for the telltale gray flexible pipe at the water heater, near the main shutoff, and at visible runs in the basement or crawl space. Fittings and connections are common failure points, so any visible polybutylene is worth flagging for further evaluation.
If found, many owners choose to repipe with modern materials such as PEX or copper. Because some insurance companies will not cover or will surcharge homes with polybutylene, documenting it during the inspection helps you budget and negotiate before closing.
