Why is my basement wet after it rains?
Quick answer: The most common cause of a wet basement is surface water reaching the foundation — usually from negative grading sloping toward the house or downspouts discharging right at the wall. Correcting drainage solves most cases.
Water follows the path of least resistance. When soil slopes toward the home or roof runoff pools at the foundation, it finds its way in through the cove joint, wall cracks or floor.
Inside, you'll often see efflorescence, staining at the base of walls and a musty smell — all markers of moisture intrusion that we document during an inspection.
Fix the exterior first: regrade to slope away and extend downspouts several feet from the house. Persistent water may call for interior drain tile and a sump pump.
